In an effort to increase their environmental responsibility and highlight their existing green efforts, the buildings at 205 and 225 N. Michigan Avenue retained McGuire Engineers (MEPC) to perform a Phase 1 LEED EBOM (Existing Buildings: Operations and Maintenance) Feasibility study.

ENGINEERING SOLUTIONS


  • The Phase 1 study included gathering all existing building, occupant and systems information along with all current energy bills, and creating an ENERGY STAR Portfolio Manager account and baseline for the building.

  • MEPC recommended and performed a Level 2 ASHRAE energy audit, a more in-depth analysis, in order to increase the buildings’ ENERGY STAR rating above the minimum required for LEED.

  • MEPC created a document highlighting the energy improvement strategies recommended for the individual buildings.
